Documents are confusing. Let us help simplify it

  • Job Letter

    The purpose of a job letter is for the bank to verify your employment information. Please ensure your job letter includes the following:

    - when you started at your job

    - how much you are paid

    - your position

    The bank may call your job letter to verify the information so it is important your employer adds their name and number.

  • Credit Card

    The bank may want to see your credit card paid down to a certain balance in order to qualify. We recommend obtaining a screeshot online as the screenshot needs to include the following information:

    - Your name (if possible)

    - Credit limit

    - Credit balance

    - Current date

    - Last 4 digits

  • Bank Statement

    When you purchase a home, the bank will need to see the accumulation of funds within your bank statements. Unfortunately, screen shots from your app typically do not work. In order to generate the proper version, please log into your bank account using a computer and complete the following:

    - Click on the account(s) that have your funds

    - Once in, filter the statement to the appropriate dates (30 days, 90 days, etc.)

    - Once filtered (ensure all information shows, do not exclude any data), click “print” and save the document as a PDF

    We may also need these statements to verify income deposits.

  • T4 Slip

    Please ensure your T4 shows your name. The version generated on your CRA account does not. To obtain this version, please check your records as your employer would have sent you on at the beginning of the year. If you are unable to find it, your employer may be able to send you another copy, or your accountant may have a copy.

  • T1 General

    The T1 general is a document that your accountant files, which then generates your Notice of Assessment. You may obtain your T1 general a couple ways:

    1. If you filed with an accountant, your accountant would have a copy

    2. If you filed through Turbo Tax, you will be able to find a copy within your online portal

    If you are a sole proprietor or have rental properties, we will need your schedules as well.

  • Notice of Assessment

    This document is received back after you file your T1 general. You will find this document within your CRA portal and/or mailed to you yearly.

  • Statement of Account (CRA)

    The statement of account document confirms your income taxes are paid to date. You will find this this page and document within your CRA portal.

  • Child Tax Benefit Statement

    The picture above helps provide context on what the first page of the document will look like. Here is how you can get your annual CCB statement from the CRA site: 

    - Log into the CRA portal

    - On the lefthand side under Correspondence click on 'Mail'

    - There should be an annual CCB notice posted in July 2024 (or 2025 if after July 2025)

    - If you click on the annual notice, you will be able to print to a PDF
